I rent a condo on 25th and A street in Lincoln. I had been living with my girlfriend here for the last 2 years, but we broke up and so it goes...

Condo is 3 stories. Top story is 2 bedrooms (master = mine, unless your willing to pay extra), your room will be the smaller of the two, but unless you insist on keeping every piece of furniture you own in the room with you, should be fine, and a bathroom (tub/shower combo).

Main floor is a living room (mostly furnished with my couches, tv, dvd, stereo, etc.), dining room (not sure what will be there, it's mostly empty now), and kitchen.

Basement is finished, large carpeted area (will be mostly empty when the ex gets her things out of it), and a separate laundry room with washer/dryer and storage. The condo also has a non-attached garage that is suitable pretty much only for storage, as I own a small car and it is a really tight fit. I keep my bikes and some boxes in the garage. Central heating and air-conditioning.

your share is $325/month rent (due on the first of each month), and 50% of the total actual cost of the utilities + internet. the internet is about 50 a month, 25 for your share. Water and trash are taken care of by the landlord.

I am looking for a roommate who will not have trouble paying rent and bills, living with me and my dog, and hopefully will not be super noisy/messy. I'm not a neat freak by any means, but a messy roommate will make me less worried about being neat and the problem just grows.

The neighbors are cool and progressive sorts, the landlord is as well. The whole place is hardwood floors besides the basement (carpeted and finished). Two cats lived here until the ex moved completely out, so if you have allergies to cats that might be a problem.

I would prefer someone who is a dog person, as my dog is very friendly and will expect to be petted when she sees you. If you would like to meet and have coffee let me know and we can see if we think things are worth pursuing. I would prefer that you did not also have another dog as the place might be too cramped to have 2 dogs running around, although if the dog is well behaved and relatively quiet it will be ok as long as our dogs can get along.

No smoking/drugs as per the landlords request. I toke when i'm not at home because I am not against it, but respect the landlords wishes since she is so cool to me. Parking is on the street (either A street or 24th or 25th). if you have any questions let me know, i'm sure i forgot something, but i've never done this before.

**UPDATE**
I spoke with the landlord, she wants whoever moves in to sign an "official" lease with her and to pay a security deposit (about your share of a months rent) mainly for legal purposes and she insisted on this to help protect me as well. Only serious inquiries please. Also, the Ex- has been able to move into her new place early, so she is almost completely moved out at this point. This means you could probably move in much sooner, but only once we've met, come to an agreement about what's up, and you've paid a deposit and signed the lease. The landlord did not specify a lease term, but I suspect it is negotiable and is mainly just a formality.

I've lived here for over a year now, but because my new roommate is allergic to cats, I have to move out. The apartment has 4 bedrooms, and 2 bathrooms. Amentities of the apartment include 24 hour gym access, business office which includes free internet and printing. There is a resort-style pool and the jacuzzi is operable year-round. Frankly, I really have enjoyed living here, and would not be leaving if it wasn't for the cat situation. The maintenance people are excellent and it defnitely has a very safe feel. My current roommate is going to study abroad this fall and won't be living with me any more. This means I need somebody else to share rent with. I've got one more semester to get my BS in Biology but I will be in Lincoln for a while after graduation.

The apartment is 2 bedroom and about a block away from 16th and South. This puts it next to lots of restaurants and grocery stores, as well as bus routes that take you right to campus. If you want to bike/drive/walk to campus, it is about a mile and a half away, and can be walked very easily in about half an hour.

Your half of the rent would be about $240 a month, and the utilities that are not included are electric, gas(only needed in winter) and internet (I've got a wireless router set up too).

Bills are highest in the winter when the heat needs to be turned on. Even then, your half should usually be less than $60, which includes internet. In warmer months when the heat can be turned off, it is closer to $30.

The apartment itself is great, but it's not the roomiest place you'll find. It works though because it's cheap and nice. I am super laid back and am looking for someone that's drama free.
